Ensures on-going training and evaluation of property manager
Provides regular site inspections
Enforces bylaw infractions
Hires, trains and supervises property managers
Arranges and schedules work
Schedules preventative maintenance
Negotiates contracts
Inspects work by contractors

Financial and Accounting
Receives, records and deposits monthly maintenance fees
Arranges for automatic prepayment plan for condominium fees
Uses zero-based budgeting techniques to prepare Budgets and Replacement Reserve Schedules
Prepares full-accrual basis financial statements with detailed schedules and explanations
Distributes financial statements to owners
Distributes budget to owners prior to next fiscal year
Reviews and pay invoices on a timely basis
Maintains a registry of owners and tenants
Arranges for property value appraisals and insurance coverage
Provides Year-End Financial Statements
